The summer slowdown has officially arrived, and we have about five weeks of it left. Here’s how to take advantage of it:

  • For Buyers: Right now is prime time to circle back on homes that feel overpriced. Sellers whose homes have been sitting are starting to wonder where everyone went. An offer today could be just what it takes to start a real conversation. You don’t get what you don’t ask for.
  • For Sellers: Want to sell before Labor Day? Cut your price now. You have about a week or two before Seattle completely empties out for vacation. By mid-August, it’s going to be crickets until fall, and extra days on market are no friend to your bottom line.

  • The Bidding War: On the flip side, our clients put an offer on a home in North Beach listed at $1M. It drew 8 offers and is pending around $1.2M.

Great homes priced right are still flying, while hidden gems are sitting under the radar.
